New Development Review Project Notices

802 Ocean Avenue

To residents and property owners: OBO Hawthorn Development LLC and Lenity Architecture have submitted an application for a zoning map amendment at 802 Ocean Avenue with accompanying text amendments to the Residential R-5A zone. The applicant is seeking to extinguish the current C-34 Contract Zone for the site and to zone 10.17 acres of the site to R-5A and 8.16 acres to Recreation Open Space, which are the current underlying zones of the contract. The text amendments to the R-5A include adding congregate care as a permitted use and establishing minimum dimensional standards for congregate care, such as lot size, density, building height and setbacks. The zoning amendments are proposed in order to construct a 4 story congregate care facility with 150 suites.

In accordance with the Portland Land Use Ordinance, notices of receipt of a map amendment application must be sent to property owners within 500 ft. of the map amendment (or 1,000 feet if the map amendment is located in an Industrial Zone).

You will be notified of future Planning Board meetings by receiving notices from the Planning Division prior to any workshops or public hearings. Plans are available for viewing in the Portland Planning Division, 4th Floor, City Hall.
