1884 Forest Avenue - New Development Review Project

To residents and property owners: John Chau has submitted a Level 3 site plan application and a conditional use application for a mixed-use development consisting of a convenience store, gas station, and multi-tenant retail space at 1884 Forest Avenue. The one story retail building will have 7,800 sf and the convenience store will have 5,000 sf of total floor area.  Four fueling islands are proposed. Two access drives are proposed off Forest Avenue and third access is proposed on Riverton Drive. The 1.61 acre site is zoned Community Business B-2 and the proposal is subject to review under Portland's site plan standards, B-2 conditional use standards for auto related uses, and for a traffic movement permit.  In accordance with the Portland Land Use Ordinance, notices of receipt of a Level 3: Site Plan application must be sent to property owners within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). You will be notified of future Planning Board meetings by receiving notices from the Planning Division prior to any workshops or public hearings.  A project and plan summary is available for viewing on the Citizen Self Service Portal (https://egweb.portlandmaine.gov/energovprod/selfservice), by referencing Plan Number PL-000314-2018.
